I am starting to look for a purchase loan. FICOs are 645-658 as I recall. My 2002 reported and verifiable income figures were under $4000. One loan officer says she can get me a "prime" 90% no-income, no-asset loan with a middle of 680. I am negotiating with two creditors right now to have negatives removed. If it happens my FICOs just might pop above the 680 mark.
I was also told I might be able to get a 100% sub-prime stated-income loan at 8.75%.
She wanted to pull my credit and I said no. I asked if I could pay for the lender FICO cuz I didn't want a hard inq. She said unfortunately no, I'd take the hit. I told her that I knew what my FICOs were and asked what she thought the difference would be between those and lender FICOs. She said they should be the same.

Does all of this sound right to y'all?

It is my experience that the difference between consumer run reports and the ones that I run are about 20 points less for ours. (FYI, car companies, insurance companies etc get different scores than I do)

When you are ready, I can help you get your "mortgage broker" scores.

Different lenders have different requirements for "documentation" for income. Some will allow the deposits that show up on your bank statements for 12-24 months, and use that as income.
